The villa is spread over two spacious and well-organized floors, and is surrounded by a large, well-kept garden, perfect for social gatherings, reading in the shade and outdoor dinners. The interiors are welcoming, functional and tastefully furnished, designed to offer guests a comfortable and relaxing stay in every season.

The first floor features spacious, light-filled rooms designed to offer comfort and a warm welcome at any time of day. The living room with fireplace, the dining area, and the fully equipped kitchen all open onto the garden through a practical and pleasant patio, perfect for enjoying lunches and dinners outdoors. On the same level, there is also a double bedroom, a second bedroom with a French bed, a bathroom, and an elegant recreation room with a piano and writing desk, an ideal space for reading, playing music, or simply unwinding.

A comfortable internal staircase leads to the semi-basement level, which also has its own independent entrance directly from the garden through a large French door. This floor includes a second double bedroom, a single bedroom, a small bathroom, and a utility room. The spacious living room, with direct views of the surrounding greenery, is perfect for family moments, games, conversations, or leisurely afternoons of pure relaxation.

The beautiful private pool, designed to offer moments of wellness under the Umbrian sun, is surrounded by nature and equipped with sunbeds and an outdoor shower. It is the perfect place to cool off during hot summer days or to enjoy the peaceful landscape in complete tranquility. Not far from the pool, there is also a convenient soccer field, ideal for the fun of both adults and children, whether between swims or after a day trip.

By car:
From Milan-Bologna-Cesena or from Rome-Orte: E45 highway, Promano exit, follow directions for Trestina.
From Florence: A1 motorway, Arezzo exit, direction Città di Castello Nord, continue on the E45 highway until the Promano exit. Follow the direction of Trestina.
The exact location will be sent the day before your arrival.

By train:
The nearest train station is Trestina Station (PG) which is located approximately 3 km from the villa.

Important information for your stay
The photo shoots are usually carried out in spring, therefore the colors and blooms of the gardens, lawns and parks may be different when you enter.

A security deposit is required upon check-in and will be returned upon check-out.

The cost of utilities (electricity and GNL) is not included in the cost of stay and will be calculated on consumption. Payment will be made at check-out with cash. The latest bill price will apply.

Pets are allowed with a supplement of € 50.00 per pet per stay.

For check-ins from 7:00 PM to 12:00 AM (late check-in) there is a supplement of €30.00. €60.00 after midnight. All requests for late check-ins are subject to confirmation by the host.

Guests are required to show photo identification upon check-in. Special requests are subject to availability, and may incur a surcharge. The property is not available for parties.
